Mulberry Homes present plans for future development in Linford & East Tilbury.

At the last Forum meeting Ben Cole from the developer Mulberry Homes outlined plans that his company Mulberry Homes had put before Thurrock Council in January 2023. 

Ben said that he felt that the residents of Linford and East Tilbury need to be made aware of plans that Mulberry had put before Thurrock Council in January 2023. 

Mulberry Homes would like to build in 3 Phases, but that Phase 1 - on land behind Beechcroft Avenue - could change depending on the decision about the Lower Thames Crossing with regard to the number of homes that could be built initially.

Included in Phase one was a proposal to hand back land that could be used by the community for football pitches, a Multi-use games area  or netball.  

When Phase 1 was completed in either form then Phase 2 - building south of the railway line on land surrounding the old Bata factory - would trigger the building of the new bridge over the railway line with an estimated cost of £25 million, although some residents expressed concern that  Mulberry would build the homes on Linford side then decide the cost of the bridge was to much and leave not completing the new bridge.

It was also stated that the Bridge would still be coming out onto a country lane and that ideally a separate road is needed to get out of East Tilbury and Linford to the A13 as the current roads, Buckingham Hill Road and Muckingford Road, were country lanes and unsuitable for the amount of traffic that would be generated with so many new homes.The Bridge  would also include a cycle and bridle way.

In the delivery of homes in Phase 1 there is provision for a Primary School to be built. Ben Cole said that it would take 12 months to build the Bridge and the road which leads onto the Bridge through land in Phase 2 and 3.

Ben was hoping to get the support of the community but there was no detail about  affordable housing or the types of homes that they were intending to build in their Phase  1 should it get the green light from planning.

Defibrillators 

there's one near you!

Thanks to excellent work by local residents Dave Bowling-Cook, and Charlotte & Team Katie, there are now Defibrillators that can be accessed all around the area. They are situated at Linford Village Hall, East Tilbury Post office, outside Yorks butchers, at East Tilbury Medical Centre in Coronation Avenue, at Coalhouse Fort, outside the Ship pub, and at the Primary School. Soon there'll be one at West Tilbury Village Hall.

What to do If you are with someone who is having chest pains and/or a suspected heart attack.

Dial 999, the operator will tell you where the nearest defibrillator is and give you a code. Use this code to open the box and access the defibrillator. Instructions for its use are with the machine - its very straightforward. 

An ambulance will be on its way, but using the defibrillator could save someone's life!

Published by the WELCOM COMMUNITY FORUM which is an independent non political voluntary group made up of representatives from the local community including residents, schools, local businesses, voluntary, community and faith groups. The WELCOM Forum covers the areas of East & West Tilbury and Linford – all of the Council’s East Tilbury Ward.

We are an entirely voluntary group, we rely on donations and fund raising events, and with this money we can fund small scale initiatives that help the local community in some way.

Our meetings are usually held on the last Thursday of each month at Linford Methodist Church. There are no elections to the forum, anyone can come along to the meetings, it’s just a group of people from all walks of life and every part of the area who have the interests of the community at heart. The monthly meetings are also regularly attended by local councillors, the police and other agencies, and we quite often have guest speakers from the Council and other local organisations. This is a two way conversation, local people can raise issues and concerns and the agencies can involve forums in consultation and information sharing.
